SRO Filing Dossier Sheet
Step-by-Step Procedure at the Sub-Registrar Office (SRO)
- Step 1: E-Challan & Slot Booking: Ensure stamp duty and registration fees have been remitted via GRAS / state treasury portals (e.g. Kaveri 2.0 / IGR Maharashtra) and slot receipt is printed.
- Step 2: Token Generation: Report to the SRO 15 minutes before the booked slot. Hand over the physical dossier with original chain documents to the entry clerk for token assignment.
- Step 3: Biometric & Photo Capture: The Buyer, Seller, and Two Witnesses will have their thumb impressions scanned and webcam photographs captured before the Sub-Registrar Officer.
- Step 4: Deed Endorsement & Return: Under digitized land records, registered documents are scanned, registered with a unique Document Number, and generally returned on the same day or within 3 working days.
Frequently Asked Questions About Property Registration
Is TDS deduction mandatory before registering a property in India?
Yes — under Section 194-IA, if the sale value exceeds ₹50 Lakhs, the buyer must deduct 1% TDS from the seller, deposit it via Form 26QB, and present the payment receipt at the SRO.
What happens if a property is registered without an Encumbrance Certificate?
The buyer risks purchasing an encumbered asset. An EC certifies whether existing mortgages, court attachments, or prior sale agreements exist against the property.
Can witnesses to a property registration be family members?
Yes — any adult with a valid original PAN or Aadhaar card who can personally identify the buyer or seller can act as a witness at the SRO.
